Home Staging Atlanta Before & After Pictures for an Atlanta Investor

We are fortunate to have been chosen as the official home stager in Atlanta for several different investors. Lots of Lookers But No Takers On Your Home?

This town home we had staged for an investor in Smyrna didn’t lack for lookers. In fact, according to the listing agent, the home received LOTS of people in from the Internet and into the home. Unfortunately, no one was interested enough to make an offer. All that changed after it was professionally home staged.

Here’s why. The majority of the prospective buyers are just like us – they rely on “visual aids” to help them connect. One of the biggest challenges when selling a home that is vacant is that it’s difficult to get the buyers to connect with the home on an emotional level. Virginia Highland Home Gets A Staging and a Contract for Full Asking Price Days Later

We staged this home Virginia Highland home on a Tuesday – it was listed on a Thursday and under contract on Monday. In fact, there were multiple contract. I’ve also been told that the buyer wants to simply bring his tooth brush and move in. In other words, he wants everything used in the staging. For me, that’s one of the best compliments ever. Ah, the heart of the home – clearly a room that buyers will be focusing on when they are searching for their next home.

Getting your kitchen ready for a showing is an important step.

Here are a few tips to help guide you through the process:

  • Empty the trash and hide the can. You can place it under the sink (if small enough) or in the garage for the showing.
  • Remove the dish drainer as it simply eats up counter space.
  • Create a fresh smelling kitchen by slicing lemons and placing them in the garbage disposal.
  • Have granite counter tops? Ensure they’re clean. You may even want to consider giving them a shine with a product called Granite Gold.
  • Ensure all stainless steel appliances are sparkling clean.

As for the decorative touches – use wisely and aim for a balanced cohesive look.

The Difference Between Decorating and Home Staging

One of the biggest misnomers when it comes to preparing your home for the market is that staging is a lot like decorating. The truth of the matter is that while there are some things that are similar, there are some huge differences between the two.

Let’s first review the similarities between decorating and staging:

  • Both require furniture and accessories
  • You shop for both (stagings and decorating) at the same stores.
  • Both aim for the home to look nice

Here are the differences:

  • When decorating, you’re striving to achieve a look that YOU like. When staging, it’s NOT about you. Instead, it’s all about the potential buyer.
  • When staging, it’s all about selling the “real estate” the home has to offer. For example, the extra chair in the living room, which may look great in a decorated home, may just be eating up too much space if the home is placed on the market.
  • Decorating is very personal. Staging is the exact opposite. In our Atlanta home stagings, we minimize the personal touches (e.g., family photos, mementos, etc.).

We acquired a new investor last week who flips homes throughout metro Atlanta. This was our first project for this investor and based on his reaction when he saw the home after we staged it, there will be many more.

How To Use Accessories When Preparing Your Home For the Market

As a professional home stager in Atlanta, Georgia, I’ve acquired a massive inventory for use in my staging projects. From throw pillows to floral, to wine glasses, the list goes on.

As a homeowner, you obviously won’t need a “massive” amount. In fact, just the opposite is true. You need to minimize and choose wisely.

Accessories range from floral to greenery to vases to lamps, art, etc. and can truly help showcase a room.

Here are some tips when making your selection.

Living room: Concentrate on the coffee table, end tables, and fireplace mantel (assuming your home has one). Lamps are an absolute must-have. A simple arrangement for the coffee table and perhaps candle sticks will help showcase your room.

Dining room: Allow the prospective buyer to envision meals within your home by setting the table. Add a centerpiece to help balance the look.

Master bedroom:  Bedding, lamps, a few touches of greenery, a small clock and art will work wonders.
